Now It’s More Important than Ever to Have an Agent to Help You Navigate

The real estate market is like nothing we’ve experienced before. Prices continue to go up and the end is not in sight. The amount of homes on the market in our area is low. As a result, if a buyer sees a home they are interested in, they don’t have the luxury to sit around and think about it. Frequently, buyers are offering over the asking price. In the CSRA last month, the average list price of a home was $235,300 and the average sold price was $249, 662. With bidding wars sometimes occurring, concerns are being raised about whether some buyers will be overpaying. In a market like this it is vital to have someone who will represent you and keep your best interest at heart.
We are experiencing multiple offer scenarios with some of our listings and in the subdivisions we are developing, homesites are going fast. In Little River Estates, there are only two homesites still available. In Anderson Farms, we only have a handful of homesites left in phase one. Another new area, Smith Oaks, is going quickly too, with only three homesites available there.
Market experts say that we shouldn’t be overly concerned about reliving the housing bubble that led to what happened in 2006. Experts say lending standards are much tighter than they were back then and buyers are having to have proof that they can afford a mortgage.
In other news, we have another new agent on our team. Mark Erbland, is the latest to become part of our family of agents. Mark is nearly a lifelong Augustan and he joins us from the table/telecom industry. He earned his business degree from Augusta College. Mark is married with three grown daughters and resides in the Harlem area. He’s been manning our office in Harlem office and is excited to be working to help people sell or find the home of their dreams.
